Crime intelligence for real estate underwriting
Enter any address in a covered US metro and get a neighborhood safety read in seconds: an A to F score, reported incidents by radius, the nearest violent incidents, and the trailing 12-month trend, all from official law-enforcement data. Built for the way acquisitions teams screen a location before they model it.
From address to report in three steps
Enter an address
Any address in a covered US metro. We geocode it and detect the market it falls in.
We read the crime data
We slice official law-enforcement records around the point: rings, violent density, offense types, and the trailing 12-month trend.

What's in every report
Each report reads reported incident records around the address and turns them into a small set of numbers an underwriter can act on. Here is what you get, and how the score is built.
Safety score, A to F
A single grade for the address. We take the density of violent incidents in the quarter-mile ring and express it as a percentile against developed areas in the same market, then translate that into an A to F score.
Incidents by radius
Reported incident counts at the quarter-mile, half-mile, and one-mile rings, so you can see how the picture changes as you widen the lens around the address.
Top offense types
The most frequently reported offenses in the ring, ranked, so you know what is actually driving the count instead of reading a single headline number.
Nearest violent incidents
The closest reported violent events to the address, each with distance and date, so a score always resolves to specific, checkable records.
12-month trend
Reported incidents month over month across the trailing year, showing whether activity around the address is rising, flat, or easing.
Census-tract stats
Tract-level context around the address to frame the numbers against the surrounding area, not just the point.
Built for underwriting and screening
Acquisitions, private equity, and lending teams use crime intelligence the same way: as a fast, consistent screen on location risk, early, before the hours go in.
Screen before you model
Read the location before you spend hours in the model. Attach a consistent, defensible safety read to the deal file and flag sites that need a closer look.
Compare submarkets on one basis
Rank locations across a pipeline on the same measure. A repeatable score keeps location risk out of the realm of anecdote and into something the committee can weigh.
Support the collateral file
Add a neighborhood safety read to the collateral file and back location commentary in credit memos with sourced, dated records rather than impressions.
